Subfloor
Deflection, levelness and finish height read on site, then corrected with self-leveling or an overlay until the floor is genuinely flat. This is the step that decides whether the finish lasts.
Removal
Old tile, thinset and failed backer out, and the substrate repaired rather than covered. The removal is where the real condition of the floor finally shows, and where it gets priced honestly.
Entryways
The hardest-worn floor in a Cape house, taking sand, salt and wet boots all year. Material, slip resistance and the transition to the next floor are chosen for that, not for the showroom.
Transitions
Where tile meets wood, carpet or a different height, the transition is what stops a lifted edge and a trip. Chosen for the height difference you actually have.
Natural Stone
Limestone, travertine and marble need the right setting material and sealing, and some stone reacts permanently to the wrong cleaner. Specified before it is ordered.
Stairs
Treads and risers have to come out level and equal, because the eye reads a stair instantly. Bullnose or mitred edges, set out from the top so the last step is not the odd one.
Hardwood
Solid oak laid over a prepared subfloor, acclimatised in the house before it is fixed, with the expansion gap the Cape Cod humidity swing actually needs.
Engineered
More stable than solid across a humidity swing, which matters in a house that sits closed for part of the year. Floated or glued depending on what is underneath.
Vinyl Plank
Waterproof through the plank, which is why it ends up in basements, entries and rentals. It still shows every dip in the floor underneath, so the prep is the job.

Before Hiring a Contractor

Nine-inch vinyl tile and black mastic have a known association with asbestos-containing materials and require identification before mechanical removal.
Grout is not a waterproofing membrane. The waterproofing method for every wet area should be named in the written scope.
Substrate, setting bed, and leveling material all add height. Transitions should be planned before installation starts.
