Tile and Shower Work We Do in Bourne

Bourne is the gateway to the Cape and the only town with land on both sides of the canal, which makes it less a single place than a group of villages: Buzzards Bay, Sagamore and Sagamore Beach, Monument Beach, Pocasset, Cataumet and Bournedale. The housing is mostly year-round and more modest than the Cape average, a lot of it built between the nineteen fifties and the nineteen nineties, with older stock in the village centres and waterfront pockets. Tile of America prices the house rather than the postcode.

Tile of America evaluates the subfloor condition, moisture exposure, and finish height requirements before any material is ordered. Every installation is built on substrates and waterproofing methods suited to the actual conditions of the home, not a standard template.

Waterproofing First

What Makes a Shower in a Bourne Home Different From Any Other Job?

Bourne is mostly year-round housing, which means its showers have had steady daily use for decades rather than a few weeks a summer.

Thirty Years of Daily Use, and What It Does Underneath

Unlike most of the Cape, Bourne is lived in all year. The houses are family houses, the bathrooms get used every morning, and the shower that is being replaced has usually done twenty or thirty years of real service rather than sitting idle for ten months at a time.

That changes what we expect to find. Slow failures have had time to develop. A membrane that was marginal when it was built, a mortar bed that cracked early, a drain assembly that has been weeping gently into the subfloor since the nineties: none of that is visible until the tile comes off, and all of it is common in a house with this much use behind it.

The upside is that the framing is usually ordinary modern framing and straightforward to work with. The question is rarely whether the floor can carry tile, it is how much of the substrate under the old shower is still sound.

So a Bourne job is quoted with the removal treated as a real part of the scope, not an afterthought. Once it is open the substrate is repaired rather than covered, the shower is rebuilt on Schluter Kerdi-Board, waterproof through the panel, and a bonded membrane is detailed over every seam, corner and curb.

On a shower that has worked every day for thirty years, the honest number comes after the tile is off.

Does Tile Work in Bourne Need a Permit?

Permit requirements in Bourne depend on the scope of the project, particularly where plumbing or framing is involved.

Know What the Project Involves Before Construction Starts

Tile set back over a sound substrate is finish work, and it does not normally need a permit.

It does once a drain is moved, framing is opened, or plumbing is relocated, which covers most full shower rebuilds. The Bourne Building and Inspection Department makes that determination for each project.

On historic review, Bourne is simpler than its neighbour. The Old Kings Highway Regional Historic District covers the north side of the Cape from Sandwich through Orleans, and it starts at the Bourne town line rather than taking Bourne in, so there is no district design review to deal with here. The town has a Historical Commission, and interior work does not come before it.

Confirm the scope with the Building and Inspection Department before work begins. We pull the permit before the work starts and the number goes on your paperwork.

Permits for this work are issued by the Bourne Building and Inspection Department, and the permit is pulled before the work starts rather than after.

What goes under the tile in a Bourne home, and why it decides everything

Built Under the Finish

On a house that has been lived in continuously, the interesting question is not whether the floor is strong enough. It is what the last thirty years of daily showers did to the substrate behind and beneath the old one, and how much of it has to be rebuilt before anything new goes on.

That is why the removal is priced as work rather than waved through, and why the figure firms up once the room is open.

Schluter Kerdi-Board

A foam-core panel with bonded waterproofing fleece, waterproof through the board itself rather than through a coating over cement board. On a shower that will take daily use for the next thirty years, that is the layer that has to last.

Premium wet-area system

We waterproof twice

Waterproof through the panel core, then a bonded Kerdi membrane over every seam, corner and curb. Two independent layers, which is exactly what the old shower being replaced almost certainly did not have.

Clear Answers Before Work Begins

Frequently Asked Questions

Clear answers about tile installation, repairs, preparation, service areas, finishing standards, and licensing across Cape Cod.

What does tile work cost in Bourne?

+

Shower tile runs $18 to $35 per square foot installed, bathroom floor and wall tile $10 to $25, and a kitchen backsplash $15 to $40. A full tiled shower usually lands between $3,000 and $9,000. On a long-used year-round shower, how much of the old substrate has to be rebuilt is what moves the figure, which is why it is set after we measure and firmed up once the room is open.

Do I need a permit for tile work in Bourne?

+

Tile set over sound existing substrate generally does not. A permit is required from the Bourne Building and Inspection Department once the work touches plumbing, moves a drain, or opens framing, which covers most shower rebuilds. We pull it before work starts and the number goes on your paperwork.

Is Bourne in the Old Kings Highway historic district?

+

No. The district runs along the north side of the Cape from Sandwich through Orleans and begins at the Bourne town line rather than including Bourne, so there is no district design review here. Bourne has a Historical Commission, but an interior bathroom does not come before it in any case. Your permit question is simply a building-department question.

The old shower may have been leaking for years. What then?

+

It is a common finding here and it is better to plan for it than to hope. Once the tile is off we can see how far the water travelled, and the answer ranges from replacing a section of backer to replacing subfloor and sometimes a joist. We price the known scope up front and tell you the range for what might be behind it, then show you what we find before any extra work is agreed. Nothing gets covered over.

Do you install natural stone and large-format tile?

+

Yes. Both ask more of the preparation than standard ceramic. Natural stone needs the right setting material and sealing, and some stone will show a reaction to the wrong cleaner for the rest of its life. Large-format tile needs a floor flat within a tight tolerance or the corners lip. We will tell you what your floor needs before you choose the material, not after.

How long will the bathroom be out of use?

+

One to two weeks for a standard shower rebuild, longer where stone or a complex layout is involved. Waterproofing has to cure before tile is set, which cannot be compressed. The day-by-day sequence is in writing before we start.

Is Tile of America licensed to do this work in Massachusetts?

+

Yes. Tile of America is registered as a Home Improvement Contractor with the Massachusetts Office of Consumer Affairs under HIC #220711, and work is supervised under Construction Supervisor License #CS-123907. Both are public records you can look up on mass.gov before hiring anyone, and we encourage it.
