About Tile of America

Tile work built to last.

Tile of America is a licensed tile contractor based at 15 Adams Rd in West Yarmouth. Owner Marco Aurélio and his crew install bathroom, shower, kitchen, backsplash, and floor tile throughout Cape Cod. Every installation includes a one-year written workmanship warranty. In Brewster that often means an antique house on the Route 6A side, where the floors are boards and the walls are plaster.

Tile Work for Brewster Homes

Tile and Shower Work We Do in Brewster

Brewster runs along Cape Cod Bay with Route 6A as its spine, and that road is lined with some of the oldest housing stock on the Cape. Sea captains houses, antique Capes, full Colonials, a great many of them with board subfloors, lath and plaster, and framing that predates any published standard for setting stone. Tile of America reads the structure of a house like that before pricing a bathroom, because what is under the floor decides the job far more than the tile on top of it.

Tile of America evaluates the subfloor condition, moisture exposure, and finish height requirements before any material is ordered. Every installation is built on substrates and waterproofing methods suited to the actual conditions of the home, not a standard template.

Waterproofing First

What Makes a Shower in a Brewster Home Different From Any Other Job?

Brewster has some of the oldest houses on the Cape, and a shower in one of them is a structural job before it is a tiling job.

Board Subfloors, Plaster Walls, and No Flat Reference

The houses along Route 6A were built with wide board subfloors laid directly over joists, lath and plaster on the walls, and no expectation that anyone would ever set stone inside them. Two centuries of settling later, there is often no genuinely flat or plumb reference anywhere in the room to work from.

Boards are the specific problem. They cup, they move seasonally across the grain, and they move independently of each other, which is precisely the kind of movement that cracks a rigid finish. Tiling straight onto them is the single most common reason an old-house bathroom fails within a couple of years.

The other half of it is height. Correcting an antique floor properly adds thickness, and that new thickness has to meet an original doorway, an original stair nosing and an original baseboard. Getting that wrong leaves a trip hazard in a house where the doorways are already low.

So a Brewster shower is planned from the structure outward. The floor is corrected or overlaid until it is genuinely flat and stiff, finish heights are worked out against what the house already has, the shower is built on Schluter Kerdi-Board, waterproof through the panel, and a bonded membrane is detailed over every seam, corner and curb.

In an antique house the tile is the last decision, not the first one.

Does Tile Work in Brewster Need a Permit or Historic Approval?

Permit requirements in Brewster depend on the scope, and the part of town north of Route 6 sits inside the Old Kings Highway Regional Historic District.

Know What the Project Involves Before Construction Starts

Tile set back over a sound substrate is finish work and does not normally require a permit.

Once a drain is moved, framing opened, or plumbing relocated it does, which is most full shower rebuilds. The Brewster Building Department makes that call for each project.

The Old Kings Highway Regional Historic District covers everything north of Route 6, which takes in the Route 6A corridor where most of Brewster is built, and the town has its own Old Kings Highway Historic District Committee reviewing exterior changes to buildings, fences and signs. A bathroom inside the house is outside its scope entirely. It becomes relevant when a project reaches an exterior wall, a window, a door or a visible structure.

Settle the scope with the Building Department before anything is opened up, and if the work touches the outside of the building, ask about district review at the same time.

Permits for this work are issued by the Brewster Building Department, and the permit is pulled before the work starts rather than after.

What goes under the tile in a Brewster home, and why it decides everything

Built Under the Finish

In a house built before the Civil War, the tile is the easy part. The real work is turning a board subfloor that moves with the weather into something flat and stiff enough to carry a rigid finish, and doing it without raising the floor past what the original doorways and stairs allow.

That work does not show in a photograph. It is the whole reason one antique-house bathroom is still sound after a decade and another one is not.

Schluter Kerdi-Board

A foam-core panel with bonded waterproofing fleece, waterproof through the board itself rather than relying on a coating over cement board. In a plaster-walled antique house it is also far lighter and thinner than the alternatives.

We waterproof twice

Waterproof through the panel core, then a bonded Kerdi membrane over every seam, corner and curb. Two independent layers, which matters most where the framing behind the wall is two hundred years old and irreplaceable.

Subfloor inspection

Deflection, levelness, board condition and movement, self-leveling needs, and finish height against original doorways and stair nosings, all read on site before a panel is cut.

Clear Answers Before Work Begins

Frequently Asked Questions

Clear answers about tile installation, repairs, preparation, service areas, finishing standards, and licensing across Cape Cod.

What does tile work cost in Brewster?

+

Shower tile runs $18 to $35 per square foot installed, bathroom floor and wall tile $10 to $25, and a kitchen backsplash $15 to $40. A full tiled shower usually lands between $3,000 and $9,000. Antique houses along Route 6A usually sit at the upper end, because correcting a board subfloor and resolving finish heights is real work before any tile is set, which is why the figure comes after we measure.

Does tile work in Brewster need a permit or historic district approval?

+

The permit comes from the Brewster Building Department once the work touches plumbing, moves a drain, or opens framing. Tile over a sound substrate generally needs nothing. On historic approval: the Old Kings Highway district covers Brewster north of Route 6 and the town has its own committee for it, but it reviews the exterior of a building. A bathroom is not within its scope. It matters if the job reaches an outside wall, a window or a door.

Our house has board subfloors. Can you tile over them?

+

Not directly, and anyone who says otherwise is setting up a failure. Wide boards cup and move seasonally, and they move separately from each other, which cracks a rigid finish. They have to be stabilised and overlaid, or in some cases replaced, until the floor is genuinely flat and stiff. The constraint is height: the build-up has to still meet your original doorways and stair, so we work that out before quoting rather than discovering it on site.

Can you schedule around a seasonal house or a rental calendar?

+

Yes. We book shower and floor work for the shoulder seasons and hold firm end dates where a rental calendar or an arrival depends on it. Antique-house bathrooms are the ones most likely to turn up something unexpected once they are open, so we would rather start with more room in the calendar than less, and we will say so when the date is tight.

Do you install natural stone and large-format tile?

+

Yes. Both ask more of the preparation than standard ceramic. Natural stone needs the right setting material and sealing, and some stone will show a reaction to the wrong cleaner for the rest of its life. Large-format tile needs a floor flat within a tight tolerance or the corners lip. We will tell you what your floor needs before you choose the material, not after.

How long will the bathroom be out of use?

+

One to two weeks for a standard shower rebuild, longer where stone or a complex layout is involved. Waterproofing has to cure before tile is set, which cannot be compressed. The day-by-day sequence is in writing before we start.

Is Tile of America licensed to do this work in Massachusetts?

+

Yes. Tile of America is registered as a Home Improvement Contractor with the Massachusetts Office of Consumer Affairs under HIC #220711, and work is supervised under Construction Supervisor License #CS-123907. Both are public records you can look up on mass.gov before hiring anyone, and we encourage it.
